Which service should I choose?+
Choose the "CDC vs DA Review" if you want a comparison between the rules for a CDC vs those that apply with a DA approval pathway. Choose the "Custom Pre-Design Feasibility" if you want a more detailed review of your site, constraints, renovation potential and next steps before starting the full architectural process.
Is this only for CDC projects?+
No. CDC is one possible pathway, but the purpose of these services is to help you understand the best approval and design strategy for your site. In some cases CDC may be suitable. In others, a DA or different approach may be more appropriate. Download the sample report to better understand the type of document produced.
Will this tell me exactly what I can build?+
These services will give you early professional guidance on likely site potential, key constraints and approval pathway. These services do not provide a full design package. They are designed to help you avoid heading in the wrong direction before committing to full architectural services. Download the sample report to better understand the type of document produced.
Does this guarantee approval?+
Yes, if you go down the complying development pathway. No, if you go down the DA pathway. Approval depends on the final design, documentation, site conditions, certifier/council assessment and applicable planning controls. The purpose of these review services is to identify the likely pathway, risks and next steps early so you can make a better-informed decision.
What information do I need to provide?+
We need the property address, a short description of what you want to do, any existing plans or survey information if available, and any specific questions or concerns you may have. Once you make payment we will be in touch to discuss requirements in detail.
Do I need existing drawings or a survey?+
Not always for the initial review. Existing drawings, surveys and planning documents can improve the accuracy of the advice, but you can still start with the property address and a clear description of the proposed work.
How long does it take?+
The "7-Day Approval Pathway Review" is provided within 7 days or less. The "14-Day Site Potential Plan" usually takes 14 business days or less.
What do I receive?+
Download the sample documents to understand what is provided. You receive a plain-English summary of the relevant findings, which may include the likely approval pathway, key site/planning constraints, risks to consider and recommended next steps.
Is this the same as engaging you for full architectural services?+
No. These are preliminary advice services designed to give you clarity before committing to the full design process. If the project proceeds, the next step may be a full architectural proposal.
Are these services suitable for apartment renovations?+
No. While we do undertake apartment renovations (and love doing them) these preliminary services are not suitable. Feel free to book a meeting in the calendar below if you would like to discuss your apartment renovation.
Why should I pay for advice before design?+
Because early advice can prevent expensive wrong turns and allows you to undertake some more cost effective investigation before jumping in the deep end with full architectural services.
