
16 Mar Medium Density Housing Code – UPDATE
It has been some time since the last update on the much anticipated Medium Density Design Code
Comments on Friday from the NSW Plannng Minister, Rob Stokes suggest there is nothing more to stand in the way of the Medium Density Design Code being implemented.
The code has been designed to fast track certain types of low rise medium density development such as manor houses, dual occupancies (duplexes) and terraces. While these are building types already available in certain locations via a traditional development approval pathway the medium density design code would allow for a streamlined process that would avoid going through council.
While the code came in to effect two years ago a revolt among local Sydney councils resulted in 50 councils being given an extension to prepare planning proposals. These planning proposals are designed to address what they believe achieve the same aims of the code while addressing the unique characteristics of their council area.
A number of councils including Camden, Central Coast, Georges River, Campbelltown, Randwick, Sutherland and Lane Cove have had their planning proposals approved by the NSW planning Department. However, a number of councils have still not prepared theirs. However, times up according to the planning minister who has advised that the council deferrals will conclude on the 1st July.
While there is a sound argument from local communities to suggest that this will benefit developers it is also true to say that Sydney in desperate for housing options in addition to high density residential towers. What does this mean…?
Not too much for the time being. However, the deadline set by Rob Stokes appears to suggest that from 1st July it will be all systems go. In the meantime Durack Architects is providing feasibility studies and advice for anyone looking to take advantage of this new system.
